A: Your first job is to qualify and guide the client through the intake form accurately. If they’re a fit, you then book the Zoom presentation—you don’t need to “explain everything” on the first call.
A: Give a 30–60 second high-level overview, then bring it back to the form: “Great question—first I want to confirm you qualify so we don’t waste your time, then we’ll show you the full visuals on Zoom.”
A: The “big five” are estimated home value, current mortgage balance, interest rate, monthly payment (including taxes/insurance), and years remaining. If those are wrong, the results will be wrong—slow down and confirm.
A: That’s normal—estimates are fine. Use ranges (“Is it closer to $3,200 or $3,800?”), enter the best estimate, and note that you’ll confirm details later from the mortgage statement.
A: Be honest and helpful: “The minimum is 680 for this program.” If they’re below that, don’t force it—offer the next best step (improving credit, gathering info, or alternative guidance) and keep the relationship strong.
